Kündigungsfrist
Notice Period
Simple Definition
The legally or contractually defined period between resigning from a lease and the actual end date. For Swiss apartments, this is typically 3 months.
Why this matters to Expats.
The nightmare of mobility. If you are transferred to London tomorrow, you still owe 3 months of rent. Unless you find a "Nachmieter" (Replacement Tenant). This rigid system is why Relocation Assistance is valuable—they handle the Nachmieter search for you.
Actionable Intelligence
Official Dates: You usually can only cancel on specific dates (e.g., end of March, June, Sept). Check your contract for "Kündigungstermin".
Registered Mail: ALWAYS send your cancellation by Registered Mail (Einschreiben). Emails usually don't count legally.
The "15th": Your letter must ARRIVE by the last working day before the notice period starts.
Frequently Asked Questions
Can I leave early?
Only if you propose at least one solvent, reasonable replacement tenant (Nachmieter) who accepts the lease "as is".
What if I find someone?
If the landlord rejects a valid candidate, you are released from your obligation early.
Is it always 3 months?
Usually. Furnished apartments might have 1 month. Buying a house extends it often.
