Cost of living in Zug: what expats actually pay

Rent is the highest in Switzerland, tax and health insurance among the lowest. Here are the official numbers behind that trade-off, each with its year and source.

City guide · Zug10 min readLast checked

In short

Zug has Switzerland’s highest average rent, CHF 2,024 a month in 2024, and only 0.20% of homes were empty in June 2026. Taxes and health premiums pull the other way: a single person on CHF 100,000 paid about 4% in cantonal and local tax in 2025, against almost 11% in Zurich.

How much does it cost to rent a flat in Zug?

The average rent in Canton Zug was CHF 2,024 a month in 2024, the highest of any canton, against CHF 1,768 in Canton Zurich and CHF 1,485 nationally. These averages include long-running leases; flats advertised to newcomers usually cost more. Finding one is hard, with a vacancy rate of 0.20%.

The Federal Statistical Office (FSO) publishes average rents by canton; Zug tops the list at CHF 2,024 a month for 2024 (FSO, checked ). The canton’s own statistics office does not run a separate rent survey (zg.ch statistics, checked ). By number of rooms, the latest FSO breakdown is from 2020, when a three-room flat in Zug averaged CHF 1,686 and a four-room flat CHF 2,049 net, without service charges (HEV Schweiz (FSO data), checked ).

Averages understate what you’ll pay. They cover every tenancy, including leases signed years ago. Asking rents for new lets are higher, so use the table as a floor, not a budget. Service and heating charges (Nebenkosten) come on top of net rent.

A very tight market

On 1 June 2026 only 126 flats stood empty in the whole canton, a vacancy rate of 0.20%, the lowest in Switzerland; the national rate was 0.93% (zg.ch statistics, checked ) (WBF, checked ). Canton Zurich was at 0.52%, and the city of Zurich at 0.11% (zh.ch, checked ). Rents for existing leases are tied to the federal reference interest rate, 1.25% since 2 September 2025 (FHO, checked ).

Expect competition for viewings and have your documents ready. A home-search agent in Zug can shortlist flats before you arrive; our guide to rental deposits explains the three-month maximum.

How much less tax do you pay in Zug than in Zurich?

A lot. In 2025 a single person earning CHF 100,000 paid 4.04% of gross income in cantonal, local and church tax in the city of Zug, against 10.85% in the city of Zurich. A married couple with two children on CHF 150,000 paid 0.93% against 7.70%. Federal tax is the same in both.

The table uses the Federal Tax Administration’s 2025 tax-burden figures for the two cantonal capitals, as reproduced in the Canton of Zurich’s 2026 tax monitor (Zurich tax monitor 2026, checked ). Assumptions: tax year 2025; employment income; cantonal, communal and church tax as a share of gross income; federal income tax excluded because it is the same everywhere. Your own bill depends on deductions, so use it to compare, not to budget to the franc.

On those figures, the single person on CHF 100,000 pays about CHF 6,800 less a year in Zug, and the family on CHF 150,000 about CHF 10,150 less (our calculation from the table).

2026 is lower again in Zug

Zug voters approved a tax package in November 2025 that cuts the cantonal multiplier from 82% to 78% for 2026–2029 and raises the insurance-premium deduction (zg.ch, checked ) (zg.ch, checked ). The city of Zug’s multiplier is 52% for 2026 (zg.ch, checked ). Zurich also cut its cantonal rate, from 98% to 95%, while the city of Zurich stays at 119% (zh.ch, checked ) (SWI swissinfo.ch, checked ).

Tax at source for permit holders

Most foreign employees without a C permit pay tax at source, deducted from salary using Zug’s own tariffs (zg.ch, checked ). From CHF 120,000 gross a year you must file a tax return; below that you can ask for one by 31 March of the following year (ESTV, checked ), which is worth it if you have large deductions. Zug allows, for example, up to CHF 25,000 a year per child for third-party childcare and a CHF 12,000 child deduction (Zug tax law § 30, checked ).

For a fuller comparison, see the best cantons for low taxes and taxes in Switzerland; wealthy non-working residents may look at lump-sum taxation. A tax adviser in Zug can run your own numbers.

What does health insurance cost in Zug?

Less than almost anywhere else. In 2026 the average basic premium for adults in Canton Zug is CHF 311.50 a month, down 15% on 2025, against CHF 451.60 in Canton Zurich and CHF 465.30 nationally. The canton is paying most hospital costs in 2026 and 2027, so this may not last.

These are the federal averages for adults aged 26 and over, across all deductibles and insurance models (FOPH, checked ) (FOPH, checked ). For all ages together, Zug’s average is CHF 264.50 a month (FOPH, checked ). The drop happened because the canton covers nearly all inpatient hospital costs in 2026 and 2027 (zg.ch, checked ). Premiums for 2027 had not been published when we checked this guide (FOPH priminfo, checked ); compare them on priminfo.admin.ch (opens in a new tab) once they are out.

Premium subsidies (Prämienverbilligung) are paid through the Ausgleichskasse Zug. You must live in the canton on 1 January and apply between 1 February and 30 April; eligibility depends on your taxable income, and the subsidy is phased out as income rises (Ausgleichskasse Zug, checked ).

What does childcare cost in Zug?

The city of Zug’s subsidy calculator puts the full cost of a daycare place at CHF 160 a day for children over 18 months and CHF 180 for babies. Since August 2026 the canton pays a flat CHF 47.15 a day (CHF 52.60 for babies) when all parents work, whatever their income.

The cantonal flat rate (Kantonspauschale) covers about a third of average daycare tariffs and does not depend on income or wealth, but every parent or guardian must be working or in formal training (zg.ch, checked ). On top of that, the city of Zug issues childcare vouchers to families with a taxable income under CHF 170,000 and taxable assets under CHF 500,000 (City of Zug, checked ). Its calculator for 2026/27 assumes a full daily cost of CHF 160 (CHF 180 under 18 months), and parents pay at least CHF 10 a day (City of Zug, checked ). Other communes run their own schemes.

Childcare costs are tax-deductible: up to CHF 25,800 a year for federal tax and CHF 25,000 per child for Zug’s cantonal tax, for children under 14 (ESTV, checked ) (Zug tax law § 30, checked ). Daycare places can be scarce, so put your name down early; see schools and childcare in Zug and our guide to international schools.

Budget for the radio and TV fee of CHF 335 a year per household, falling to CHF 312 in 2027, and for official rubbish bags at CHF 2.50 per 35-litre bag. Add service charges on your rent, household contents and liability insurance, and telecoms, which vary by provider.

The radio and TV fee is billed to every household, TV or not (OFCOM, checked ); the Federal Council is lowering it to CHF 312 in 2027 and CHF 300 from 2029 (DETEC, checked ). Household rubbish goes out only in official bags, sold in rolls of ten 35-litre bags for CHF 25 (ZEBA, checked ).

You won’t be the only newcomer: at the end of 2025, 30.6% of Canton Zug’s 135,018 residents were foreign nationals (zg.ch statistics, checked ). For the first steps after arriving, see your first 90 days in Switzerland and our Zug city page.

Is Zug cheaper than Zurich overall?

It depends on your income and household. Rent is higher in Zug, but tax and health insurance are markedly lower, so higher earners and families usually come out ahead. On a modest salary the tax saving is smaller, and rent weighs more. Run your own numbers before choosing.

The table puts the sourced figures from this guide side by side. It is not a full budget: it leaves out groceries, eating out and leisure, for which we found no official city-level figures.
