Furnished apartments in Zurich: how to rent a serviced or temporary flat (2026)
Furnished flats, serviced apartments, sublets and corporate housing for your first months: what the law says, what to compare and what to check before you pay.
In short
A furnished flat, serviced apartment or sublet can bridge your first months in Zurich while you look for a long-term home. If you rent it to live in, it is normally a lease under Swiss tenancy law: the deposit is capped at three months’ rent, and you still register within 14 days. Compare minimum stay, notice, inclusions and deposit.
What kinds of furnished housing can you rent in Zurich?
Four kinds: a furnished flat on a lease from a landlord or agency, a serviced or business apartment run by an operator, a sublet of a flat or room from its tenant, and corporate housing booked by your employer. Holiday rentals on booking platforms are made for short stays.
Operators in Zurich: to compare operators, prices from and minimum stays in the table, see furnished and serviced apartments in Zurich.
Serviced apartments add services such as cleaning, linen or a reception, and many let by the night, week or month. Sublets need the landlord’s consent, which can be refused only if the terms are withheld, unfair compared with the main lease or a major disadvantage to the landlord (CO Art. 262, checked ). For a furnished flat, the tenant may charge at most 20% more than the rent they pay (ch.ch, checked ), so ask to see the main lease.

Does Swiss tenancy law protect you in a furnished apartment?
Yes, if you rent it as your home. Letting a flat for rent is a lease, and the rules for homes apply to furnished flats too, deposit cap included. They exclude holiday homes rented for three months or less. If a serviced apartment is sold like a hotel stay, ask whether you are signing a lease.
A lease is a contract granting the use of a thing for rent, and the rules for homes also cover what is let with the flat, such as its furniture. They do not apply to holiday homes (Ferienwohnungen) rented for three months or less (CO Art. 253–266e, checked ); the exception names holiday homes only. The same rules cap the deposit at three months’ rent, in an account in your name (CO Art. 257e, checked ). Our rental deposit guide explains how you get it back.
- Fixed term: ends on its last day without notice; if it is tacitly continued, it becomes open-ended (CO Art. 253–266e, checked ).
- Open-ended lease of a flat: three months’ notice, to a date set by local custom or the lease (CO Art. 253–266e, checked ).
- Furnished room: two weeks’ notice to the end of a one-month rental period (CO Art. 253–266e, checked ).
- Leaving early: propose a solvent replacement tenant the landlord can accept, or keep paying until the lease could end (CO Art. 253–266e, checked ).

What should you compare before you book a serviced apartment in Zurich?
Compare the total monthly price, the minimum stay and notice, exactly what is included, the deposit and how it is held, and whether you get a contract you can register with. Ancillary costs are owed only if agreed, so read the list of inclusions instead of trusting the word all-inclusive.
Ancillary costs such as heating and hot water are owed only where specifically agreed (CO Art. 253–266e, checked ); if a contract mentions none, ch.ch says they may be assumed to be in the rent (ch.ch, checked ). ‘All-inclusive’ means whatever the contract lists, so check electricity, heating, internet, cleaning, linen, final cleaning, parking and the Serafe fee. For serviced apartments, also ask about extension and cancellation terms. At move-in, record every defect in writing (FOH, checked ).

How much does a furnished flat in Zurich cost?
The city’s rent survey leaves furnished flats out, so there is no official benchmark for them. As a yardstick, the 2024 median net rent for an unfurnished three-room flat was CHF 1,578 a month, before ancillary costs that add roughly 10 to 15 percent. Furnished and serviced prices also pay for furniture, utilities and services.
Statistik Stadt Zürich’s survey covers existing leases on 1 April 2024, leaves out flats that are furnished or reserved for groups such as students, and reports net rents; gross rents run 10 to 15 percent higher (Statistik Stadt Zürich, checked ). For a sublet, the 20% cap gives you a check. Serviced apartments set their own prices, so compare the total for the stay you need.

Are short-term rentals and business apartments allowed in Zurich?
Yes, but the City of Zurich has tightened the rules. Since 1 September 2026, flats let commercially and regularly for less than a year no longer count towards the minimum share of housing that zoning requires, and turning a flat into a business apartment needs a building application. Occasionally letting your own home while away is exempt.
The partial revision of the city’s building and zoning regulations (BZO) took effect after the Federal Supreme Court dismissed an appeal by private objectors, and owners must report these uses (City of Zurich, checked ). It asks nothing of guests, but a flat let in breach of it may have to stop being let, so on a long booking ask whether the flat’s use is approved.
Do you have to register if you live in a serviced apartment?
Yes. Furnished or not, the flat where you actually live is your address. Zurich city asks arrivals to register within 14 days with its residents’ office (Personenmeldeamt), by appointment if you come from abroad, bringing a lease, sublease or move-in notice. The fee is CHF 40 per adult, plus migration office fees for foreign nationals.
You can register only once you have actually moved your residence to Zurich; if no appointment is free in time, book the next one and ask for an extension. A landlord or host confirms your move-in online (City of Zurich, checked ). The city’s twelve former district offices were merged into three residents’ office sites on 12 June 2023 (City of Zurich, checked ). Our guide to registering at your commune covers later moves and the rule that you register before starting work.

Who pays the Serafe fee in a furnished or serviced apartment?
You do, with any other adults living there. The radio and TV fee is billed per private household as recorded in the residents’ register: CHF 335 a year in 2026 and CHF 312 from 2027, starting the month after the household is set up. Serviced apartments are not on the list of collective households.
The fee is owed by the adults whose main residence the household is, from the first day of the month after it is set up, as registered with the commune (RTVG Art. 69–69a, checked ). A private household is everyone in the same dwelling; collective households, which pay CHF 670, are a closed list of institutions such as care homes and student residences (RHV Art. 2, checked ) (Serafe, checked ). A room in someone’s flat puts you on that flat’s bill. If an operator says the fee is included, it is refunding you: get that in writing.

How do you avoid scams with furnished flats in Zurich?
Be wary of a cheap, attractive furnished flat whose owner is abroad and wants a deposit before any viewing, often by money transfer. Pay a private landlord nothing until you, or someone you trust, have seen the flat and you hold a signed contract. Check that an operator is a registered company.
Swiss Crime Prevention describes the pattern: an ad too good to be true, a ‘landlord’ abroad and a deposit of several thousand francs by money transfer before any viewing (Swiss Crime Prevention, checked ). A genuine deposit goes into a bank account in your name (CO Art. 257e, checked ). Look operators up in the commercial register through Zefix (opens in a new tab), and pay against an invoice.
How do booking directly, a search agent and corporate housing compare?
Booking directly works when you can check the flat and the operator yourself. A home-search or relocation agent helps when you arrive at short notice, can’t view, or want the long-term search to start at once. With corporate housing, the points to ask are what is paid, for how long, and whose name is on the contract.
If the contract is in your employer’s name, ask how you will register and who holds the deposit. An agent’s fee is a separate contract, so get the scope and price in writing. Compare apartment-search specialists, home-search services and relocation agencies in Zurich, or see our Zurich city page.
What else do newcomers ask about furnished flats in Zurich?
How much does a furnished apartment in Zurich cost?
There is no official benchmark: the city’s rent survey leaves furnished flats out. Unfurnished three-room flats had a median net rent of CHF 1,578 a month in 2024; furnished prices also cover furniture, utilities and services.
Can I rent a furnished apartment in Zurich for 3 months?
Yes. Ask for a fixed-term lease that ends on its own, plus an option to extend, since three months is also the standard notice on an open-ended lease. You still register within 14 days.
Do I need to register in Zurich if I live in a serviced apartment?
Yes. The city asks you to register with its residents’ office (Personenmeldeamt) within 14 days, by appointment if you arrive from abroad, with a lease, a sublease or a move-in confirmation from the operator or host.
Is Airbnb legal in Zurich?
Staying in one is. Since 1 September 2026, flats let commercially and regularly for under a year no longer count towards the housing share zoning requires. Occasionally letting your own home is exempt.
Do I have to pay Serafe in a furnished apartment?
Yes, if you are registered there: CHF 335 a year per private household in 2026, CHF 312 from 2027. A room in a shared flat puts you on that flat’s single bill.
What is the difference between a furnished apartment and a serviced apartment?
A furnished apartment is a flat let with furniture, usually on a normal lease. A serviced apartment adds cleaning and linen and is often let by the night or month; check whether its contract is a lease.
