Apartment search services: what's particular to Zurich
The vacancy rate was 0.11% (1 June 2026) (Statistik Stadt Zürich, checked ). That count found 252 empty homes, against 144 in 2023, and the rent of empty flats has moved from about CHF 31 to about CHF 40 per square metre since 2024 (Statistik Stadt Zürich, checked ). On existing leases a 3-room flat has a median net rent of CHF 1,628 a month (1 Apr 2026) (Statistik Stadt Zürich, checked ).
Applications usually carry a current extract from the debt register (Canton of Zurich, checked ). The city has twelve Betreibungsämter, and only the one responsible for the address’s district can issue the extract; the online order form finds it automatically (City of Zurich, checked ). A standard extract covers the last five years at the address, costs CHF 17 plus postage and comes in German only (City of Zurich, checked ).
When the cantonal vacancy count of 1 June is 1.5% or lower, the cantonal government makes landlords state the previous rent and the initial rent on an official form from 1 November of that year (Zurich courts, checked ). The initial rent can be challenged at the conciliation authority within 30 days of taking over the flat, if hardship or the local market forced the tenant to sign, or if the rent is at least 10% above the previous one (Zurich courts, checked ). Unless the lease names dates, the legal dates for a flat follow local custom (ortsüblich), with at least three months’ notice (Zurich courts, checked ).
Registering in Zurich
