Apartment search services: what's particular to Lugano
The canton's vacancy rate was 1.78% (1 June 2026) (Ustat, checked ), and the average net rent of an occupied three-room flat in Ticino was CHF 1,249 a month (2024) (Ustat, checked ). The city's statistics service, working from advertised flats, put the median asking rent at CHF 21.30 per square metre a month net in 2025 and found that rental listings stayed online for 48 days on average (City of Lugano statistics, checked ).
Ticino issues one cantonal extract of enforcement proceedings, covering the last five years. It can be requested only online, on separate forms for private persons and companies, and can be delivered by email (ti.ch, checked ) (ti.ch, checked ).
Rent increases, other unilateral changes and termination notices are valid in Ticino only on the official forms of the cantonal Department of Institutions; notices on other paper are void (ti.ch, checked ). Tenancy disputes go first to a conciliation office, and the offices for Lugano Est and Lugano Ovest share Via Sala 13 in Pregassona, open on weekdays from 08:30 to 11:30 and from 14:00 to 16:00 (ti.ch, checked ) (ti.ch, checked ).
