Below the listings, a table sets out each operator’s published price from, minimum stay, locations, what is included and what it says about registering your address.
For tenancy rules, deposits and registration, see the guide to furnished apartments in Zurich. Relocation agencies such as Prime Relocation and Welcome Service also find furnished flats; they are agencies, not operators, so they have no row in the table.

Prices as published on each operator’s website on 21 October 2026; check current terms with the operator.
Most operators include utilities, Wi-Fi and furniture in the price. Cleaning differs: weekly at Guggach and Swiss Star, every two weeks at GLANDON and WOW living, on demand at Blueground and City Pop, and only at check-out at Homenhancement. Final cleaning, the deposit, VAT where it is added, Serafe and city tax can be extra.
A furnished flat let as a home is a lease under the Code of Obligations: the deposit is capped at three months’ rent, in an account in the tenant’s name. Several serviced-apartment operators use booking terms or an accommodation contract instead. For VAT, what counts is whether the flat is the occupant’s domicile or weekly residence, not stay length.
For VAT, the ESTV treats furnished or unfurnished rooms let to guests as accommodation whatever the contract length; the rent is exempt when the flat serves as the occupant’s domicile or weekly-residence address (Federal Tax Administration (ESTV), checked ). The furnished apartments guide covers notice periods, deposits and sublets in more detail.
Yes, if it is where you actually live. The City of Zurich asks arrivals to register with its residents’ office (Personenmeldeamt) within 14 days, by appointment when coming from abroad, with a lease, sublease or move-in notice. Where operators set a minimum stay for registering, it ranges from one month to 91 nights.
Registration is possible only once you have actually moved your residence to the city. The fee is CHF 40 per adult, plus migration-office fees for foreign nationals; if your name is not on the lease, the landlord or host confirms your move-in online. If no appointment is free within the 14 days, the city asks you to book the next one and request an extension (City of Zurich, checked ). Landlords must report a new tenant or sub-tenant within 14 days (City of Zurich, checked ). The city’s twelve former district offices were merged into three residents’ office sites on 12 June 2023 (City of Zurich, checked ); from 2 November 2026 the West office is at Hardstrasse 41 (City of Zurich, checked ).
Separately, since 1 September 2026, flats let commercially and regularly for less than a year no longer count towards the minimum housing share required by the city’s building and zoning regulations (BZO), and converting a flat into a business apartment needs a building application. The rule concerns owners, who must report these uses, not guests (City of Zurich, checked ).
Letting rooms to guests is an accommodation service taxed at the special rate of 3.8%, valid until 31 December 2027 at the latest. The ESTV exempts the rent when the flat is the occupant’s domicile or weekly residence, whatever the stay length. The Serafe radio and TV fee, CHF 335 a year per household, follows registration.
MWSTG Art. 25 para. 4 sets the 3.8% special rate for accommodation, which applies until 31 December 2027 at the latest; the normal rate is 8.1% (Fedlex, SR 641.20, checked ) (Federal Tax Administration (ESTV), checked ). Letting flats is otherwise exempt, but letting living and sleeping rooms to guests is taxable (Art. 21 para. 2 no. 21) (Fedlex, SR 641.20, checked ). The ESTV’s sector guidance applies the special rate to rooms let to guests regardless of contract length and treats the rent as exempt when the flat is the occupant’s domicile or weekly-residence address; without proof, it assumes accommodation (Federal Tax Administration (ESTV), checked ). Operators handle this differently (AAS Apartment Service, checked ) (Book a home AG, checked ) (CITY STAY Management GmbH, checked ) (Cosmopolitan Apartments AG, checked ) (EMA House AG, checked ) (Homenhancement SA, checked ).
Serafe bills CHF 335 per private household a year, and CHF 312 from 1 January 2027 (Serafe AG, checked ). Households are formed from the residents’ register, and all adults in them are jointly liable (Federal Office of Communications (BAKOM), checked ). AAS, Book a home, City Pop and GLANDON state that the fee is not in the rent (AAS Apartment Service, checked ) (Book a home AG, checked ) (City Pop AG, checked ) (GLANDON Apartments, checked ); Guggach says registered tenants pay and short-stay guests who are not registered get no bill (Guggach AG, checked ).
| Operator | VAT, as stated | Serafe, as stated |
|---|---|---|
| AAS Apartment Service | 8.1% on cleaning fees; 3.8% added to the rent if the contract ends within 3 months | Billed separately by Serafe; not in rent or additional costs |
| Book a home | Exemption possible depending on registration; proof within 14 days, otherwise a CHF 150 fee | Not included |
| City Pop | Not stated | Paid by the guest |
| CITY STAY | 3.8% on accommodation and included services; 8% on extras | Not stated |
| Cosmopolitan Apartments | 3.8% added to the rent; 8.1% on extras | Not stated |
| EMA House | Included in prices | Not stated |
| GLANDON Apartments | Not stated | Not included |
| Guggach Apartments | Not stated | Paid by registered tenants |
| Homenhancement | 3.8% added to the rent | Not stated |
As stated on each operator’s website on 21 October 2026. MWSTG Art. 25, ESTV, Serafe.
Yes, several operators bill companies directly. Apartments Zürich invoices the employer, CITY STAY puts the company name and VAT number on the invoice, and Blueground and City Pop run business programmes. Points to ask: whose name is on the contract, who pays and gets back the deposit, and whether the employee receives a paper to register with.
Swiss Star lets its flats for private use and requires written consent for business use (Kind of a Hotel AG (Swiss Star), checked ). GLANDON may ask for a copy of the employment contract (GLANDON Apartments, checked ). If the employee’s name is not on the contract, the city asks for proof of the housing situation, and the landlord or host confirms the move-in online (City of Zurich, checked ).
Monthly starting prices published by the operators on this page ran from CHF 1,650 to CHF 5,490 on 21 October 2026, before extras such as final cleaning, the deposit, VAT where it is added and the Serafe fee. Several operators publish only nightly or weekly rates, for example CHF 520 a week at City Pop.
It depends on the operator. Blueground asks for 30 days, City Pop four weeks and GLANDON one month, while CITY STAY and Apartments Zürich take bookings from one night and Cosmopolitan from two nights. AAS lets on open-ended contracts with no fixed minimum.
Yes, if it is where you actually live. The city asks you to register with its residents’ office within 14 days, with a lease, sublease or move-in notice. Some operators provide that paper only from a certain stay length, such as one month at Guggach or 91 nights at CITY STAY.
Usually, but how often differs. Guggach and Swiss Star clean weekly, GLANDON and WOW living every two weeks, and EMA House three times a week on stays of up to 29 nights. Blueground and City Pop clean on demand, and Homenhancement cleans only at check-out unless you pay extra.
If you are registered there, yes: the fee is CHF 335 a year per private household in 2026 and CHF 312 from 2027. AAS, Book a home, City Pop and GLANDON state that it is not included in the rent.
Accommodation for guests is taxed at the 3.8% special rate. The rent is exempt when the flat is your domicile or weekly residence, which the landlord may have to prove. Operators handle it differently: some add 3.8% to the rent, others include VAT in the price or ask for proof of registration.
Yes. Several operators invoice companies directly, including Apartments Zürich and CITY STAY, and Blueground and City Pop run business programmes. Whose name is on the contract matters for the move-in paper you need to register.
