Home search services: what's particular to Bern
Two costs set a purchase apart from a rental in Bern: the transfer tax and the notary's fee. The cantonal transfer tax (Handänderungssteuer) is 1.8% of the price (Canton of Bern, checked ). A buyer who moves in as main resident can have the tax on the first CHF 800,000 deferred at registration; it is not levied if the home serves as the main residence for at least two years without interruption and is occupied within one year of the purchase, or two years for a new build (Canton of Bern, checked ) (Canton of Bern, Kantonales Grundbuchamt, checked ).
The notary's fee for a property transfer follows the cantonal tariff and scales with the contract value: for a contract of CHF 1,000,000 the table gives CHF 2,915 at the minimum and CHF 4,575 at the maximum (Canton of Bern, checked ). Where no scale applies, notaries may bill CHF 250 to 400 an hour (Canton of Bern, checked ). The Direktion für Inneres und Justiz grants the notary licence and keeps the notarial register (Canton of Bern, checked ).

Registering in Bern
Foreign nationals register at the Einwohnerdienste, Migration und Fremdenpolizei (EMF) at Predigergasse 5, whose counter is open Monday to Friday from 10.00 to 16.00 and until 18.00 on Thursdays (City of Bern, checked ). Registration is due within 14 days of arrival, by web form for EU/EFTA citizens and by posted paper form for other nationals (bern.ch, checked ).
