Home search services: what's particular to Lucerne
Renting and buying meet different offices in Lucerne. On the rental side, the median net rent of a 3-room tenant flat was CHF 1,450 a month (2024) (LUSTAT, checked ), and CHF 1,650 for 4 rooms (LUSTAT, checked ). Buying adds a property transfer tax of 1½ per cent of the transfer value, which covers all of the buyer's payments; the canton and the communes levy it, the buyer owes it and the commune where the property lies assesses it (Canton of Lucerne, checked ).
For the deed, the cantonal notary tariff for a sale of land is 3 per mille of the price up to CHF 500,000, then lower rates on the part above, with a minimum of CHF 500 and a maximum of CHF 15,750 (Canton of Lucerne, checked ). The land registry district Luzern Ost covers the district court areas of Lucerne, Kriens and Hochdorf (Canton of Lucerne, checked ); its offices in Kriens and Hochdorf move to Bahnhofplatz 1 in Emmenbrücke on 1 February 2027 (Canton of Lucerne, checked ).
The federal Lex Koller (BewG) restricts land purchases by foreign nationals and persons abroad and makes them subject to approval, which in this canton the Abteilung Gemeinden issues.
