Home search services: what's particular to Lausanne
Seven in ten households in Canton Vaud rent their home (lausanne.ch, checked ). Lausanne district is among the six districts where the housing-preservation law applied in full in 2026, so rent controls after works can run for up to ten years (Canton of Vaud, checked ), and demolition, renovation, a change of use or the sale of a rented flat can need authorisation from the Direction du logement (Canton of Vaud, checked ).
A buyer in Vaud pays a cantonal transfer duty of 2.2%, plus a communal duty capped at half the cantonal one, which would put the total at no more than 3.3% (our calculation). The duty falls due within 30 days of the assessment, the seller is jointly liable, and the seller's property gains tax runs on a sliding scale from 7% to 30% (Canton of Vaud, checked ).
Deeds for Lausanne go to the land registry office at Avenue de Savoie 10, which also covers the Ouest lausannois district (Canton of Vaud, checked ). Federal restrictions on acquisitions by people abroad apply to foreign nationals without the right to settle and to EU/EFTA nationals not domiciled in Switzerland, and the cantonal commission for these cases is the Commission foncière, section II, at Route de Berne 46, whose listed sessions run until 11 December 2026 (Canton of Vaud, checked ).
Registering in Lausanne
Newcomers register with the Service du contrôle des habitants at Rue du Port-Franc 18. The registration deadline is 14 days (2026) (lausanne.ch, checked ).
